Method

Method before proposal.

We do not price land per square metre across the counter. A number produced before the municipality has been read is not a proposal — it is an estimate wearing one.

Most failed land subdivisions in Brazil did not fail by accident.


They failed because they were structured incorrectly at inception: demand assumed rather than measured, the municipality misread, capital insufficient to carry the cycle, execution capacity overstated. The error is rarely in the construction. It is in the decision taken before construction.

Municipal reading

The municipality before the site. Population growth and household formation, income, migration, expansion vectors, installed and planned infrastructure, master plan and zoning, political cycle and real approval capacity.

Market reading

Lot inventory, absorption velocity, price per square metre, latent demand profile, announced competition — and, critically, dormant competition: approved schemes not yet launched that can flood supply mid-cycle.

Site context within the city

The same parcel carries different value depending on growth vector, access, topography, permanent preservation areas, watershed and available utility networks. There is no site reading independent of the city.

Position ahead of competition

The method exists to arrive early, while land pricing still permits an equation that works for both landowner and developer.

Business strategy

Product definition, phasing, pricing, financial schedule and the ownership structure agreed with the landowner. This is where a project is set up to succeed or to fail.

Execution with specialists

Coordinating urban design, municipal approval, environmental licensing, infrastructure engineering, registry law, corporate and tax structuring, commercial strategy and receivables management.

Three possible conclusions — all of them stated plainly.


Applied to a specific parcel, the method yields one of three answers. There is clear vocation and we proceed to structuring. There is vocation but not yet, in which case we identify the municipal trigger that must occur first. Or there is no vocation in that context, in which case we say so, with the data behind the conclusion.
