A land partnership is a decade-long relationship.

It does not conclude at signature. It runs through municipal approval, construction, launch and the full sales cycle.

Five, seven, ten years. Over that period the market turns, rates move, municipal administrations change — and both families involved, ours and the landowner's, change as well.

That is why we are selective about who we enter with. And why we are selected.

Signing a partnership agreement means accepting that the party on the other side will depend on our decisions for a decade. That commitment does not sit well with volume, haste or standardised terms. We would rather run a small number of well-structured operations than a large number of loosely documented ones — not as a matter of virtue, but because that is how this business works when it works.

What is built is not a project. It is a neighbourhood that will exist for decades.

With streets that will be named. With houses that will shelter families not yet born. Land a family held for generations becomes the place where other generations begin.

That is the legacy assumed at signature — and the reason urban design is not a finishing detail for us. A poor street layout is not an aesthetic problem; it is something a city carries permanently.

Fronteiras develops its own land subdivisions and takes equity positions in third-party projects throughout Brazil, contributing capital, structuring and management. Both routes follow the same logic: we enter where we can contribute more than money.

We are headquartered in São Paulo, on Faria Lima, and analyse opportunities nationwide — with focus on municipalities between 30,000 and 150,000 inhabitants, where growth is genuine, land pricing remains favourable and competition for position is typically less intense.

We contribute balance-sheet capital, structuring and management, and we stay through delivery. The difference becomes visible when a project meets difficulty — which is when almost every subdivision is tested.
