Land that began as rural acquires an urban vocation over time, as growth vectors shift, infrastructure arrives and master plans are revised. Identifying that transition ahead of the market is the work.

Do you acquire land or partner on it?

Both are possible, but our core model is partnership. The landowner becomes a participant in the development rather than a seller of raw land — through swap, revenue or profit participation, or a hybrid structure designed case by case.

Where a partnership is not the right answer for the family or holding entity involved, we say so plainly rather than forcing a format.

What is your geographic focus?

We operate throughout Brazil, with analytical focus on municipalities between 30,000 and 150,000 inhabitants — the range where growth is real, land pricing is still favourable and competition for position is less intense.

Do you invest alongside third-party developers?
